Warranty Deed from J. K. Platt and Maud Platt to I. M. Powell

Leon Co., Deed Book 18, pg. #160.

The State of Texas, County of Leon.  "Know all men by these presents that we J. K. PLATT & wife Maud PLATT, of the County of Leon State aforesaid for and in consideration of the sum of Four Hundred Dollars, to us paid and secured to be paid by I. M. POWELL as follows:  $250.00 cash in hand paid the receipt of which is hereof acknowledged and two vendors Lien notes for $75.00 each on or due Jan. 1st 1904 and the other due Jan. 1st 1905 each bearing 10% from date until paid, have Granted, Sold and Conveyed, and by these presents do Grant, Sell and Convey unto the said I. M. POWELL of the County of Leon and State of Texas all that certain 3 1/3 acres of land situated in the town of Jewett out of the Jeff McGREW survey in the Centers of the Jewett road, Thence S 85 degrees E with said road 450 ft. corner Black Jack bearing N 5 degrees W 30 feet Thence S 5 degrees W 623 feet to the Jeff MCGREW line Thence N 3 degrees W 769 feet to the beginning containing 3 1/3 acres of Land.  To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said I. M. POWELL heirs and assigns, forever.  And we do hereby bind our selves heirs, executors and administrators, to Warrant and forever defend, all and singular the said premises unto the said I. M. POWELL heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof.  But it is expressly agreed and stipulated, that the Vendor's Lien is retained against the above described property, premises and improvements, until the above described notes, and all interest thereon, are fully paid according to their face and tenor, effect and reading, when this Deed shall become absolute.
Witness our hands at Jewett this 9 day of Dec. A. D. 1902."

whose name is subscribed to the foregoing instrument and acknowledged to me that he executed the same for the purposes and consideration therein expressed.
Given under my hand and seal of office, this 9th day of Dec. A. D. 1902."

Certification:  State of Texas, County of Leon.  "Before me, D. A. GREGG, a Notary Public in and for Leon County, Texas, on this day personally appeared Mrs. Maud PLATT, wife of J. K. PLATT, known to me to be the person whose name is subscribed to the foregoing instrument and acknowledged, and being examined by me privily and apart from her husband, and having the same fully explained to her, she, the said Mrs. Maud PLATT acknowledged such instrument as her act and deed and declared that she had willing signed the same for the purposes and consideration therein expressed and that she did not wish to retract it.
