State of Texas, County of Leon.
  "Know all men by these presents that we I. M. POWELL and wife M. J. POWELL of the County of Leon State of Texas, in consideration of the sum of Four Hundred Dollars paid to us and $250.00 cash in hand paid the receipt of which is hereby acknowledged and Two Vendors Lien Notes for $75.00 each one due Jan. 1st 1904 and the other due Jan. 1st 1905 each bearing Interest at 10% per annum from date until paid said Vendors line notes given by me to J. K. PLATT of date Dec. 9, 1902 have Granted, Bargained and sold and Conveyed and by these presents do Grant, Bargain Sell and Convey unto the said W. L. ROGERS of the County of Leon in the State of Texas, all that certain Tract or Parcel of Land, described as follows:  3 1/3 acres of land situated in the Town of Jewett out of the Jeff MCGREW Patented survey Beginning on the West line of the Jeff MCGREW survey in the centers of the Jewett road Thence S 85 degrees E with
said road 450 ft. corner Black Jack bearing N 5 degrees W 30 feet Thence S 5 degrees W 623 feet to the Jeff MCGREW line Thence N 3 degrees W 769 feet to the Place of beginning containing 3 1/3 acres of land Together with all and singular the rights, members hereditaments and appurtenances to the same belonging, or in anywise incident or appertaining.  To Have and To Hold, all and singular the said premises unto the said W. L. ROGERS his heirs and assigns against every person whomsoever, lawfully claiming or to claim the same or any part thereof. But it is expressly agreed and stipulated, that the Vendor's Lien is retained against the above described property, premises and improvements, until the above described notes, and all interest thereon, are fully paid according to their face and tenor and effect when this deed shall become absolute.  Witness our hand this 13 day of November, 1903."

Notary Public in and for Leon County, Texas, on this day personally appeared I. M. POWELL and M. J. POWELL, his wife, both known to me to be the persons whose names are subscribed to the foregoing instrument and acknowledged to me that they and the said M. J. POWELL having been examined by me privily and apart from her husband, and having the said instrument fully explained to her, she, the said M. J. POWELL acknowledged the same to be her act and deed, and declared that she had willing signed the same for the purposes and consideration therein Expressed and that she did not wish to retract it.
Given under my hand and seal of office, this 13 day of November A. D. 1903."
