State of Texas, County of Leon.
  "Know all men by these presents:  That we, Mrs. M. J. POWELL, W. I. POWELL and wife, Birdie POWELL and C. A. JONES and wife Maude JONES of the County of Leon, State of Texas, for and in consideration of the sum of ($900) Nine Hundred Dollars to us paid, and secured to be paid, by R. L. GILBERT as follows: ($25.00) Twenty-five Dollars cash and two Vendor's Lien Notes of even date herewith as follows:  Note No. 1 for $437.50, in favor of W. I. POWELL due on or before Jan. 1st, 1920, without interest.  Note No. 2 for $437.50 in favor of Mrs. Maude JONES due on or before Jan. 1st, 1920 without interest.  Have Granted, Sold and Conveyed, and by the presents do grant, sell and convey, unto the said R. L. GILBERT of the County of Leon, State of Texas, all that certain tract or parcel of land and being a part of the B. F. WHITAKER League in Leon County, Texas, and described as follows:  Beginning at the S. E. corner of a survey made out of said League and originally a part of this tract surveyed for James TAYLOR; Thence S. 37 1/2 E. 894 vrs. to a stake from which a p[ost] o[ak] 24 in. in dia[meter] bears N. 52 1/2 E. 13 1/2 vrs. another [post oak] 20 inches in Dia[meter] bears N. 68 E. 11 vrs. both marked X; Thence S. 52 1/2 W. 985 vrs. to a stake on West line of said League from whence a Black Jack bears N. 4 E. 10 vrs. another Black Jack bears S. 50 W. 6 vrs.; Thence N. 37 1/2 W. 894 vrs. to S. W. corner of said Jas. TAYLOR survey; Thence N. 52 1/2 E. 985 vrs. with said TAYLOR survey to the place of beginning, containing 156 acres, more or less, excepting 65 4/10 acres off of the East end remaining to Maude JONES conveyed by I. M. POWELL and wife of date May the 8th, 1919, also (1) one acre conveyed for graveyard by I. M. POWELL and wife Sept. 30, 1913.  The conveyance, in this deed being 29 6/10 acres of land more or less.  To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said R. L. GILBERT, his heirs and assigns forever, and we do bind ourselves, our heirs, executors and administrators, to warrant and forever defend, all and singular the said premises unto the said R. L. GILBERT his heirs and assigns, against every person whomsoever lawfully claiming, or to claim the name or any part thereof.  But it is expressly agreed and stipulated, that the Vendor's Lien is retained against the above described property, premises and improvements, until the above described notes, and all interest thereon, are fully paid according to their face and tenor and effect and reading when this deed shall become absolute.  Witness our hands at Wealthy, Texas, this 26th day of July A. D. 1919.

POWELL known to me to be the persons whose names are subscribed to the foregoing instrument and acknowledged to me that they executed the same for the purposes and consideration therein expressed.

JONES known to me to be the person whose names is subscribed to the foregoing instrument, and having been examined by me privily and apart from her husband and having the same fully explained to her, she, the said Mrs. Maude JONES acknowledged such instrument to be her act and deed, and declared that she had willing signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
