TRANSCRIPTION
State of Texas County of McLennan Know all men by these presents that I, John R. Nigh, of the said County of McLennan, for and in consideration of the sum of ninety dollars to me in hand paid by Thos. M. West of the county aforesaid, the receipt of which is hereby acknowledged, do by these presents grant, bargain, sell, remise, release, and forever quit claim unto the said Thos. M. West his heirs and assigns all that tract or parcel of land lying in McLennan Co., it being Gr. Section No. 3 of Sect. 18 of McLennan County University Land ____________ to have and to hold the said premises, together with the rights, privileges and appurtances to the same in any manner belonging, with him, the said Thos. M. West, his heirs and assigns, so that neither I the said John R. Nigh, my heirs nor any person or persons claiming under me shall at any time hereafter have, claim or demand any right or title to the aforesaid premises or appurtenances or to any part thereof.
