Warranty Deed
With Vendor's Lien-single and Wife's Separate Acknowledgment
The State of Texas
County of Henderson
Know all Men by these presents,
That we, J. C. Cantrell, and wife Fannie Cantrell
of the County of Henderson and State of Texas for and in
consideration of the sum
of --- Twelve Hundred Dollars --- to be paid and secured to be
paid by F. J. Davis as follows,
$300.00, cash in hand paid the receipt of which is hereby
acknowledged, and the assumption and promise to pay by the said
F. J. Davis, of Five certain Vendor's Lien notes for $900.00. 1st
note due November 1st 1918, for $150.00, 2nd note due November
1st 1919, for $175.00, 3rd note due November 1st 1920, for
$175.00, 4th note due November 1st 1921, for $200.00, 5th note
due November 1st 1922, for $200.00. Said notes payable to J. C.
Cantrell at Athens, Texas have Granted Sold and Converged, and by
these presents do Grant, Sell and Convey unto the said F. J.
Davis of the County of Henderson and State of Texas, all that
certain tract or parcel of land, situated in Henderson County,
Texas, being 50 acres of the J. F. Stephens survey of 320 acres,
about 8 miles from the town of Athens, and Beginning 375 vrs
North of the South West cor of said 320 acres survey. Thence
South 513 vrs to a stk for corner. Thence East 550 vrs to a stk
for cor. Thence 513 vrs to a stk the N E cor of a 15 acre tract
heretofore sold out of said 320 acre survey. Thence 550 vrs to
the place of Beginning.
To have and hold the above described premises together with all
singular the rights and appurtenances thereto in anywise
belonging, unto the said F. J. Davis and his heirs and assigns
forever. And we do hereby bind ourselves and our heirs, executors
and administrators, to Warrant and forever defend, all and
singular the said premises unto the said F. J. Davis and his
heirs and assigns against every person whomsoever lawfully
claiming or to claim to same or any part thereof. But it is
expressly agreed and stipulated, that the Vendor's Lien is
retained against the above described property, premises, and
improvements, until the above described note, and all interest
theron are fully paid, according to their face and tener, effect
and reading. When this Deed shall become absolute.

The State of Texas County of Henderson Before me, the undersigned
authority in and
for Henderson County, Texas, on this day personally appeared J.
C. Cantrell to be the
person whose name is subscribed to the foregoing instrument, and
acknowledged to
me that he excuted the same for the purposes and consideration
therein expressed.

C. Cantrell and Fannie
Cantrell wife of J. C. Cantrell known to me to be the person
whose name is subscribed
to the foregoing instrument, and having been examined by me
privily and apart from her
husband, and having the same by me fully explained to her, she
the said Fannie Cantrell
acknowledged such instrument to be her act and deed, and declared
that she had,
willingly signed the same for the purposes and consideration
therein expressed, and
that she did not wish to retract it.

The State of Texas County of Henderson, Clerk of the County Court
of said County,
do hereby certify that the above instrument of writing dated on

recorded the 11 day of
Dec A. D. 1920 in the records of said County in Volume 101 on
pages 317.
